I lived here for 2 years and I left on good terms. While it was an OK place to live, it was overpriced for what it was. You paid for amenities that weren't functioning half of the time (mainly, the grills and the pool). They pressure you to renew your lease starting 3 months before your lease ends and they do so by threatening to increase your rent with every passing day until you sign a new lease. Then if you sign it too far in advance and you find somewhere else to move to before your lease is up, you end up having to pay them their lease termination fee which is what happened to me. I'm fine with that and I agreed to pay it, but my biggest issue is with the honesty of the office employees. I enjoyed getting to know them all over the years, and knew them all by name, but at the end of the day, they were only about the money, like any corporate apartment management company.

A few months after I moved out, I was supposed to start a payment plan for paying off the lease termination fee and I signed paperwork to prove it, but instead I received a letter from a collection's agency to pay the lease termination fee in full!

When I gave them my notice of moving out, I agreed and signed paperwork stating that I would make 3 monthly payments on my $3,000 lease termination fee. As someone who has worked very hard to establish an 850 credit score, I was astonished to find that they sent me to collection's without notice or forewarning of doing so. I was in there to catch up with Alice the day before I got the letter from collections, and she made no mention of any delinquency on my part. I would have appreciated them reaching out rather than passively sending me to collections. It was strange and very disappointing to say the least. I feel like they could do better to show they care for present and past tenants and especially those like me who left their apartment spotless and better than they found it! On top of that, they also deducted a $75 rug cleaning fee from my deposit, when I had my apartment professionally cleaned before I gave them my keys! They shouldn't deduct what is standard procedure between tenants and I found that very unfair. Overall, I'd say if you're looking for a nice and affordable place with honest management to live in AB/Mayport, then look elsewhere!

Sagging cabinets, drawers that don’t have tracks so they fall out. Paint from the cabinets chip and stain the floor. Outlets that hardly grip your electrical cords. All the sinks leak. Cockroaches and spiders everywhere. Mold around the window sill, having to constantly bleach it, carpet bedroom has a pothole. Gate worked maybe a week’s worth the entire year I lived here, resulting in people coming by and stealing stuff off the porch. Pool was closed for half of summer. Washing machines down a lot, dryers require a couple runs to dry clothes. Sprinklers spray everywhere but grass. All this and I was in a renovated unit. Was told the black stains all in our vent was dust, but upon professional inspection it was black mold, in the air vents. Do not recommend coming near this place. Management and maintenance was very nice though.

Great curb appeal
After driving past this apartment community several times I began to shop the property I began to drive around at odd hours to see what the community was like. I like it. I then had a talk with Mrs Alice manager of the property she promptly came out of her office and assisted me. I look forward to making this community my home.

Almost a year in and I don’t really have any complaints. I haven’t had to wait longer than 24 hours for any maintenance related issues. The staff is incredibly helpful and very interactive with the community. There’s events and food trucks happening consistently.

They showed up 3 days late to suck water out of my carpet… I’m leaving in a few weeks, nothing about this place with the exception of my neighbors gives me the warm & fuzzy. Oh sorry the maintenance people are all very kind. Don’t ask me to do a survey when I leave, you won’t like it

You’ll meet with an individual who will sell you on the quality of the property… and not tell you that there are rampant pest control problems. Wolf in sheep’s clothing. German cockroaches throughout the facility. The initial person showing you the property will be wonderful at first. Once you sign, that person and the staff will be a nightmare to deal with. Corporate to the core backed by lawyers on retainer. You’ll be shown a spotless apartment and they’ll move you into something totally different. Do not live at 33 East, it was a hellish experience.

Look at the response… they know I will never call and edited their initial response once I added pictures. The first floor tenants, whom they blamed, moved out a month prior to 33 East notifying all affected tenants in the building. Their “resolution” was 3 industrial cleanings for the entire building and letting me out of my lease early. They use “A Greener Image” pest control. Ask to see their service records. I still had to pay rent and throw away basically everything that I owned.

I can’t understand why this apartment complex charges as much for a 1 bedroom as other places near by who offer a washer and dryer in their one bedroom units as well as a patio with a balcony. Tidewater offers more for the same price as well as many other communities in this area.

I was at the property earlier this week with my daughter and Ms Goode was extremely pleasant and professional. I love her enthusiasm and her passion for providing a warm inviting living environment. The grounds are well-maintained and I love the trees! I also appreciate the fact that there's a car wash area on the property because my daughter is a fanatic about keeping her car clean. I have no worries about her safety and I feel as though I’ve left her in good hands.
