Ok let's do a breakdown 1st I booked gulf view rooms 2 of them they were right on the beach really easy access although there was no view because the weeds were grown way up so you couldn't see. But it was right by the beach access and easy access to both pools. 2 the rooms were very clean though outdated and in need of a few repairs though minor. The bathroom was very small but bathtub was nice size but no water pressure in the shower but the hot water worked well. Also the TV kept just randomly turning off in 1 of the rooms also both mini fridges didn't work well 1 did have a freezer which did work the other didn't have a freezer portion at all both didn't get cold so they were pretty useless. The beds though were super comfortable and linens very clean I'm super cautious so I did lift and look for any signs of pests nothing I think we saw 1 waterbug in the room but I mean it's Florida by the water so it wasn't anything note worthy. There were no roaches or anything as I said very clean. 3. Housekeeping never cleaned but they did bring plenty of fresh towels and tp and took the dirty towels I'm sure if we would have asked they would have cleaned but we didn't need that. They were always nice. 4. The pools one in the middle of the hotel was very large and always very clean and well maintained water was cold as it didn't get much sunlight there but very nice pool. The second pool with the gulf view as I said before the view was non existent because of the over growth but the pool was a good bit smaller than the other but still nice clean and much warmer than the other. Okay so final words for the price it was great and worth it I don't think you can ask for much more in the price range they have and also the fact they offer rooms with 2 beds plus a bunk gives plenty of space for large families like ours. All and all I say it's a good hotel and thank them for a great stay.

Staying at the Boardwalk Beach Hotel & Convention Center for a mix of work and vacation with my boyfriend. We are here till Friday and got here Monday. I’m writing a review now because I’m just so disgusted and need to vent, also trying to help others who may find this place and consider it. DON’T.
To start off, the location was definitely convenient — the convention center was right next to us, and being directly on the beach was a big plus, and it was the only hotel that allowed trailer parking, which we needed for event. Unfortunately, that’s where most of the positives ended… my biggest complaint is our room.
The hotel itself is extremely outdated and in serious need of renovations. The infrastructure feels worn down — chipped paint, old fixtures, unswept tile, and an overall sense that the property hasn’t been properly maintained in a long time. The spider in the corner by the front door really disgusted me to the point that I gagged.
Cleanliness was another major issue. Our room wasn’t properly cleaned when we arrived Monday — floors were dirty, bathroom surfaces needed attention, and the overall feel just wasn’t fresh or comfortable. Even small things like the condition of the furniture and linens made the stay feel below standard.
For the price ($62 a night) and the way it’s falsely advertised online, I expected a much better experience — especially being attached to a convention center that hosts large groups and events. It’s disappointing because the location has so much potential. With the right renovations and management attention, this could easily be a great spot for both business and leisure travelers.
I had to edit this review to add this in.. this morning around 4am, my boyfriend was passed out, but I was woken up by the sound of loud music and bass, as well as the smell of weed in our bathroom, probably from whoever was smoking it and listening to the loud music. It went on at least a couple hours after I woke up. I’m absolutely appalled and have no words!
Until then, I wouldn’t recommend staying here. There are plenty of nearby hotels and resorts in Panama City Beach that are cleaner, more updated, and offer a much better value for the same price range. Hopefully, the owners invest in serious upgrades soon, because the setting really deserves it!

Very dated, but clean. The service was great and, the view was awesome! The one complaint I have is the adjoining doors to the room next door was so poorly sealed that it was like having curtains there. We could here everything. Either that or, these were the loudest people I've ever heard. For the off-season price, it was a great deal.

Great place to stay. Don't let all these horrible reviews scare you its a older hotel but it is nice the area is amazing close to everything you could want. Our room was great cleaned up nice the sheets were clean the pillows are good the blankets were just fine even with our ac set to 66 and it cooled our room perfectly sometimes way to darn cold for me. I had a ground floor room with beach view and 2 queen beds I will say the beds are not queens but fulls instead, my girl friend and i had no issue sleeping on one my Daughter 7 yrs old had no issue at all with hers she loves this place! The pools are nice they got busy Friday night and Saturday night of course and they are open to 10pm. I found the workers to be very kind and helpful anytime I needed anything. The refrigerator worked great we had a great stay here and can't wait to come back again such a great price and place to stay. All I can say is don't let the bad reviews keep you away.

My husband and our two young boys stay at the Boardwalk condos every year.. We love it and have never had an issue... But to make a quick, cheap (this was where we messed up... You get what you pay for..) weekend trip we decided to stay in the hotel. I booked a Gulf view room and was assigned a room with a very small glimpse of the beach. The rest of our view was palm trees, and the pool which was not a pleasant view honestly... The concrete and chairs are desperate for a pressure wash and the pool lights didn't even work. Everywhere you go on the property smells like weed, even in our bathroom inside the hotel.. This was not a pleasant conversation with our 6 year old when he asked why the beach "smelled dirty" (I know this isn't the hotels fault... But it was still a part of the experience). If you are unable to pull your luggage up and down stairs, do not stay here or make sure you request a ground floor room. There is an elevator but you still have 4 or 5 steps on each floor to get to the rooms.. We really didn't get a clean vibe from the entire place. It wasn't a great experience in all and our room was so tiny. The bathroom was even worse.. To make matters worse when we woke on the day of checkout the refrigerator had leaked all into the floor, and I am so glad I woke before my toddler woke up to run to the potty like he does often, we would have had a big accident on our hands because water was all in the floor. More issues, maybe not necessarily a hotel issue but an issue for us, was the constant use of personal speakers by the pools by other guests playing very inappropriate music LOUDLY. Music that we do not allow our children to listen to. Nothing was ever done by the hotel staff to solve this issue even after something was said to hotel personnel. Very young little girls dancing in very vulgar ways on the pool decks.. Nothing was ever said by hotel staff to solve these issues and I feel like the lack of security is a part of this problem. It was not a clean, pleasant, kid friendly experience that we were hoping for. I don't usually leave reviews at all, but I feel like other mommas and daddy's need to know befofe deciding to stay here.. I 10/10 do not recommend!

I booked this hotel kind of last minute, didn’t check reviews. On the 8 plus hour drive down from the Nashville TN area I decided to look at the reviews ( little late now right). So many terrible reviews had me really worried, I was traveling alone and called my wife and told her that there might be another hotel charge on the card because I wouldn’t stay in a place like the reviews described. When I got there I was pleasantly surprised. No bugs that I had read so much about, the room was clean had no smell like what was I in the reviews. I pulled the bed covers down to the mattress to look for signs of bed bugs. Nothing. Check in experience was normal. The only issue that I had was that I checked out and left, about an hour later I realized that I had left the chargers for my dive lights plugged in over the vanity I had family and friends still in the area. I called the front desk and asked if they could let my nephew in to get those chargers as they were discontinued and would render my $500.00 dive lights useless. You would have thought that I had asked them to bring them too me. I really don’t understand why you would let such a small thing as that taint an otherwise great experience. For the price it’s probably the best deal on the beach in PCB I would definitely stay again. I would just make sure not to be in position to need any favors.

Absolutely terrible customer service; there is NO PARKING available! An event was held at this hotel one of the days that we stayed here. Several people who came in for this event STOLE all the parking spots and were able to do so without a parking permit. While the customers with a parking permit were forced to park in overflow parking, which is a half a mile away. A shuttle comes to pick up people in overflow parking. Not the ones who have paid and booked the hotel, but only the ones that are here for the event. They accommodate everyone but their guests.
Also, a day prior to this event, when checking in for the first time, the lady at the front desk LIED to us. We already had our reservation booked and paid for online. We came in at 1 p.m., and the lady at the desk told us check-in time was at 4 p.m. and that they would call when a room was available due to housekeeping cleaning. We had to stall several hours with a baby and a handicapped mother, and we waited until about 6 p.m. with no call. This hotel is very affordable but you have to decide how much disrespect you will swallow for it Absolutely disgusting how they treat their guests

This place was a classic bait and switch. The pictures online do not match up to what the rooms actually look like. They are dated but that is not so bad. The bad is how dirty and gross all of it is. The bathroom in the room has open holes for insects, landlord specials all over the place with, caulk and then paint over it. The front desk staff had an attitude from the jump as they did not want to be bothered in person or by phone. This was most interactions minus one when we checked in. The beach access was nice and very close. The best part was the cleaning staff and security were friendly and kind. They stood head and shoulders above the front desk. The website photos need to be updated to show exactly the condition of this place.
