The place is nice but it comes at a cost. Office clerks will not make room for a smooth move in, they will give you instructions on paper and leave you to figure things out on your own. Beware of large fees for processing payments online, to avoid those fees be sure to use e-checks but don’t make any mistakes because the access to e-checks will be denied later if a payment cannot be processed (they give 2 chances, 1 day after the other so hopefully you’ve gotten paid within those 48 hrs). I usually work 7am to 5pm so getting in touch w office clerks for anything can be difficult in my busy work schedule.

Lived here for a year with largely poor experiences.

The new buildings were built only 4 years ago and are already falling apart. There are reports of water getting into units (although this did not happen to me) and one of the staircases intermittently smelled of rats.

Last fall, the elevator broke in my building and the fire department had to use the jaws of life to rescue the person stuck inside. It then took management 4 MONTHS to fix the elevator and they offered no communication about it, let alone offer any assistance to older residents who struggled taking the stairs up to the second or third floor.

They also installed dark screens over all the south facing windows (my unit faced south) effectively blocking natural light from ever entering the apartment and blurring any view outside my window. I was given no indication this would happen when I signed my lease and it DRAMATICALLY decreased my quality of life when they installed it one day. The explanation given for this draconian change was that the glare off the windows damaged the siding of the opposite building. Glare does not amplify light, it only reflects it meaning the north facing walls of the property were built so cheaply that they cannot handle direct sunlight.

There was also a smoker in my building, despite it being against property rules, and my unit constantly smelled like weed thanks to the ventilation system. Management seemed to only care far enough to send a vaguely threatening email every month or two.

The mail system for packages was incredibly unreliable. While we have mailboxes for letter mail, the best you can hope for packages is that it is left loose in the mailroom and not just thrown outside. I had a valuable package stolen and I was not the only one.

Lastly, I had mixed experiences with the property staff. The old property manager was a disaster, and she was incredibly rude and apathetic to any problem a tenant had. I am giving this property 2 stars only because the new management seems to be better at least at communicating, even if they can't fix anything either.

I made sure to leave this property as soon as my initial lease expired, and if you have to move to downtown Hartford (try not to, it's dangerous) I've heard much better reviews about nearby properties.

Poor maintenance when it comes to the garage that is the tenant’s responsibility to pay $90 per month. It is unacceptable how I came home late from work just to find out the garage gate had been stuck and wouldn’t open. I had one lady tell me she tried to open the gate for about an hour and had no luck in contacting anyone for it. She then mentioned the security on duty did not know how to resolve the matter and told to rely on street parking knowing that there have been issues lately of tires being stolen.

The high cost of the garage is pointless especially when it is publicly shared. The complaints you place in get viewed but little to no action occurs. Fortunately, I won’t be renewing my lease. So happy to move to a place that is well worth my time and hard earned money. 😀

2 bad move-in experiences - one when we moved in initially and the other when transferring units. Packages have been going missing lately. Dog park is a garden bed across the street. Everyone is charged $200 for the gym fee instead of those who actually want to use it. The gym is an amenity that should be included at no cost anyway. We pay almost $2,000 per month for a studio apartment. Parking is $100 per car per month and it is shared with other businesses. With paying for parking like that there should be assigned spaces so residents get premium parking, not everyone is paying what residents pay to park in the garage. The historic building is significantly better than the new apartments. The new apartments were made cheaply and are way overpriced. On one side your view is a parking lot across the street and the other you are looking at the apartments across from you. The Pennet up the road has views of Dunkin Park and has twice the amenities for slightly more money, I’d recommend going there if you cannot get into the historic building. The only complaint about the historic building is the flooring is outdated carpeting and mismatched tiles on some of the floors, while others have newer flooring and paint. My studio apartment has carpeting in all but the kitchen and bathroom while other units have hardwoods, no price reduction for the outdated flooring and kitchen. Our washer is too small to wash anything bigger than a throw blanket, so despite paying for a unit with a washer and dryer we still have to go to a laundry mat to wash our bedding. Too many little things that equal big frustration.

UPDATE: A member of staff or maintenance has entered our apartment on at least 2 occasions and rifled through our belongings when we weren’t home. There is no sign of forced entry, which indicates a key holder is coming in. Twice now I have come home to find drawers left open around the apartment, including my jewelry box both times. Another neighbor reported having the same type of issues and nothing was done. The only thing we can do is invest in our own camera/security system, which we are in the process of doing.

I toured one unit, and they claimed it was the one I would move into. They changed my lease last minute and this is what they had me move into.

After complaining about the abrupt change, I was offered two weeks to move out without issue. If you have apartment hunted in Hartford, you might understand that two weeks is a useless amount of time to locate a new rental unit.

I lived here for about a year! Staff is awesome and maintenance people are very nice and are always there when you need them. If you’re comfortable with living with three people in the one bedroom apartments then that’s cool but if you’re not please don’t do it. They allow any ages in those apartments and I think it should be primarily for grad students. They also don’t care about safety for roommates so be careful who you room with and please ask questions before you move in. Only for the one room. Good luck ✌️

They will scam you out of money any chance they can get. Office staff is not helpful and cannot answer any questions about random fees that continue to show up on rent statements.

Peaceful community! Friendly leasing staff. Easy accessible to nearby bus stops. The properties are well-maintained. Updated secured and controlled access. The only minus about my particular house is the noise of the washers and dryers from the upper floors even at night time.
